Meredith, Wolfeboro and Lake Winnipesaukee waterfront views

Written by Cori Tessier & Kara Chase

Choosing a town on the lake is half the fun. Here's how three favorites compare.

Meredith, Wolfeboro and Gilford are three of the most popular Lake Winnipesaukee towns. Meredith offers a walkable downtown on the bay, Wolfeboro is a classic eastern-shore summer town, and Gilford is close to Laconia and Gunstock and suits year-round living. This comparison is from The Legacy Group at Real Broker, owned by Cori Tessier (Managing Broker, Gilford resident) and Kara Chase (Lake Winnipesaukee native).

Quick comparison

  Meredith Wolfeboro Gilford
Location on the lake Northwest, on Meredith Bay Eastern shore Southwest, near Laconia
Town feel Walkable village, shops, restaurants, marinas Busy summer downtown, lots of history Quieter village center, close to city services
Nearby recreation Boating, Squam Lake next door Boating, Lake Wentworth nearby Gunstock skiing and hiking, Ellacoya State Park beach (NH State Parks)
Year-round living Good, with services on Route 3/25 Good, but busiest in summer Strong, since Laconia shopping and healthcare are minutes away
Drive from Boston (approx.) About 107 miles; typically 1¾–2¼ hours About 102 miles; typically 2–2¼ hours About 98 miles; typically 1¾–2 hours
Property tax rate (2025 total, per $1,000) $10.62 (2025 NH DRA total rate) $8.36 (2025 total rate, Town of Wolfeboro website) $11.85 (2025 NH DRA total rate)
Median waterfront price (last 12 months) $1,852,500 (38 sales) $2,819,500 (20 sales) $2,412,500 (14 sales*)

Drive times are approximate typical times without heavy traffic, from Travelmath distance listings and an OSRM route estimate (Oct 2026). Summer Friday and Sunday traffic can add a lot. Source for prices: PrimeMLS, single-family waterfront closed sales, Oct 2025-Oct 2026. Gilford had only 14 sales, so treat its median as directional. Town medians may include homes on smaller lakes or ponds in each town, not just Winnipesaukee.

Meredith

Meredith wraps around Meredith Bay at the northwest corner of the lake. The downtown is walkable: you can tie up at a public dock, have dinner and stroll home. It's also next door to Squam Lake, so you get Winnipesaukee boating with Squam's quieter water close by.

You'll Love It If…

You want walkability, restaurants and an active harbor, with a quieter lake nearby. Ask about: summer boat traffic on the bay and parking. If you plan to rent: Meredith regulates short-term rentals. They are allowed only by special exception from the Zoning Board of Adjustment (unless grandfathered), and not at all in the Business and Industry District. Owners also need an annual town license and a Fire Department inspection, and pre-1978 homes need a Lead Safe Certificate. Rentals are capped at 90 days a year when the owner doesn't live there and 120 days when they do, under a zoning amendment voters approved in March 2025. (Town of Meredith, Short Term Rentals; March 2025 election results) The rules changed again in August 2026, so check with Meredith Planning & Development (603-677-4215) before you buy.

Cori and Kara's Meredith sales include 138 Veasey Shore Rd ($6.53M, 2022, Kara's listing), 73 Spindle Point Rd on Lake Winnipesaukee ($4.9M, 2020, Kara's listing) and 2 Western Ln ($2.64M).

Wolfeboro

Wolfeboro sits on the eastern shore and is known as the "Oldest Summer Resort in America," a claim that goes back to Royal Governor John Wentworth's summer estate, built in 1763 (Town of Wolfeboro). The downtown has shops and restaurants along the water and a busy summer season. There are coves, islands and large waterfront estates along the shoreline, and Lake Wentworth is close by.

You'll Love It If…

You want a classic New England summer town and a strong sense of community. Ask about: how much quieter it gets in the off-season, the drive to larger hospitals and airports, and road access in winter for homes outside town.

The Legacy Group works Wolfeboro buyers and sellers from its Laconia office.

Gilford

Gilford is on the southwest side of the lake, between Laconia and Alton, with Gunstock Mountain behind it. Cori lives here. It's a practical choice for families and year-round owners: Laconia's shopping, schools and healthcare are minutes away, and in winter you get skiing and snowshoeing at Gunstock. Waterfront options range from sandy coves to big-water views of the Belknap Range and the islands.

You'll Love It If…

You want year-round convenience, four-season recreation, and lake living without the busiest summer downtown. Ask about: which coves get the most wind and wake, and how exposure affects your summer sun.

Our Gilford sales include 82 Dinsmoor Point Rd ($3.8M, 2024, Kara represented the buyer) and 2 Ridgeline Loop ($1.6M).

Don't forget Alton and Laconia

  • Alton / Alton Bay at the southern tip has some of the lake's largest estates. Cori listed 190 Mount Major Hwy and Kara represented the buyer; it closed at $10.5M in October 2025.
  • Laconia includes the Weirs and lakefront neighborhoods close to the city. Kara represented the buyer of 175 Akwa Vista ($5.1M, 2026) and listed 548 Endicott St E ($4.9M, 2021), and the team sold 94 Lucerne Ave ($1.95M).

How to decide

  1. Spend a summer Saturday and a February weekday in each town. You'll see two very different places.
  2. Drive it. Time the trip from home, to the grocery store and to the hospital.
  3. Look at the water, not just the town. Exposure, depth and boat traffic can differ more within one town than between towns.
  4. Compare total cost. Include taxes, insurance, dock upkeep, plowing and heating.

Kara grew up on the lake as the 4th generation of a Lakes Region resort family, so she can tell you what a cove is like in July and in March. Cori's 20+ years in hospitality show in how we plan a tour day: a few towns, the right showings and lunch on the water.

Final Thoughts

There's no wrong answer among Meredith, Wolfeboro and Gilford, only the one that fits how you want to spend your days. Spend time in each, in summer and in winter, and pay as much attention to the shoreline as to the town. When you're ready, we'll plan a tour day that covers all three.

Cori and Kara's top sales include 190 Mount Major Hwy in Alton ($10.5M), 138 Veasey Shore Rd in Meredith ($6.53M), 75 Windermere Rd in Moultonborough ($5.3M) and 175 Akwa Vista in Laconia ($5.1M). Cori and Kara's top 10 sales since 2016 range from $3.2M to $10.5M (PrimeMLS agent reports).
